Midtown West Regeneration
A phased neighborhood regeneration strategy for the heart of midtown

Midtown West is a critical transit hub and entertainment destination for the greater New York City region. The area is currently experiencing a boom of development, from the largest real estate development in the U.S., Hudson Yards, to the ongoing renovations at Moynihan Station. Home to many residents, it is becoming a more desirable place to live, however the identity of the area is still defined by inadequate transport hubs, poor quality of public realm, and lack of basic amenities. Additionally, major infrastructure changes are needed to bring the Port Authority Bus Terminal (PABT) and Penn Station up to 21st century standards that adequately serve the regional population for years to come.
Creating a plan for change comes with vast logistical, economic and physical challenges. The strategy we developed illustrates one method for how these challenges can be addressed through careful phasing that eliminates construction downtime for infrastructure development. In addition, it unlocks millions of square feet of new development opportunities including a larger and more capable Madison Square Garden (MSG), creates new green spaces, and allows the neighborhood to be liveable for residents, efficient for commuters, and a world-class destination for visitors.
